Your Housing Game Plan
Build Three Plans Before You Arrive
San Diego is not the place to show up without options. Build all three plans at the same time, then narrow things down once you know your timing, waitlists, and actual numbers.
Liberty Military Housing
Apply the day your orders are cut. Some popular communities have long waitlists. Waiting even a few weeks can mean more time in a hotel, short-term rental, or a place that does not really work for your situation.
Call the Family Housing Welcome Center at 619-556-8443 or apply at livelmh.com. You will need DD Form 1746, orders, dependency documents, and a recent LES.
Renting Off Base
This can be the right move for a shorter tour, if you want flexibility, or if buying does not make sense yet. Good rentals in San Diego move fast, and some can get a stack of applications within a couple days.
Have your rental packet ready: orders, LES, photo ID, rental history, pet info, references, application fees, and a clear move-in timeline.
Buying With Your VA Loan
For tours of 24 months or longer, buying may make sense if the numbers work. The VA loan can offer no down payment, no monthly mortgage insurance, and BAH can usually be used as qualifying income.

A home can look close on a map and feel completely different once you add freeway traffic, gate traffic, and school drop-off. Test the actual commute at the actual time of day before you commit.
We are not here to steer you toward or away from any area. The areas below are listed for general commute and housing research only. Everyone’s situation is different, so the goal is to give you information, not tell you where to live. We will point you to resources, but you should verify school boundaries, commute times, crime data, and community details directly so you can make your own call.

San Diego BAH is high, but so are local rents, home prices, utilities, and taxes. BAH helps, but it does not automatically mean a home or rental will fit your budget.

BAH Does Not Equal Your Housing Budget
Your real budget also needs to account for utilities, HOA dues, Mello-Roos, gas, child care, move-in deposits, temporary lodging, and emergency reserves. A lender may approve you for one number. Your household may be comfortable at a different number.
Watch Out for Mello-Roos
Some master-planned communities may have Mello-Roos special tax assessments of $2,500 to $4,500 per year. That can be $200 to $375 a month on top of standard property taxes, and it does not always show clearly on Zillow. HOA dues can add another $80 to $400 a month. Both count against your debt-to-income on a VA loan. Pull the actual tax bill before you write an offer.

Liberty Military Housing manages most privatized family housing on Navy and Marine Corps bases across the county, including Murphy Canyon, Admiral Hartman, Gateway Village, the Village at NTC, Chesterton, Bonita Bluffs, NAS North Island, Silver Strand, and thousands of homes at Camp Pendleton.
Liberty housing can be a strong option depending on your timeline, household needs, availability, and budget. It is worth comparing against renting off base and buying before you decide.
- Apply the day orders are cut. You can always decline later. Popular communities can have long waits, and your clock starts when you apply.
- Call to confirm current wait times. Family Housing Welcome Center: 619-556-8443. Ask about your specific bedroom size, rank, and timeline.
- Inspect before accepting. Document everything with photos and video. Check safety features, maintenance items, appliances, windows, doors, flooring, and exterior areas before moving in.
- Ask specific questions before signing. Pets, school zone, actual commute to your command, utilities, parking, and maintenance process all matter.
- Know your Housing Advocate. Every installation has one. They are there for the situations where normal maintenance channels are not getting it done.

Verify Before You Commit
School needs are personal, and school boundaries can change. We do not rank schools or tell clients which school or neighborhood is best for them. We can point you to resources, but you should verify school boundaries directly with the district and review school information through independent sources before making a housing decision.
School research by area: Poway Unified, San Diego Unified, Coronado Unified, Chula Vista Elementary, Sweetwater Union High, Oceanside Unified, Carlsbad Unified, Vista Unified, and San Marcos Unified are among the districts that may come up during a San Diego PCS housing search. Which district applies depends on the property address, current boundaries, enrollment rules, and district policies.
Child care: Register at MilitaryChildCare.com as soon as you have orders. Off-base child care costs and availability vary by provider, location, age, schedule, and program type, so verify options directly.
Common Mistakes
What to Avoid
- Waiting to apply for Liberty housing. Apply when orders are cut. You can decline later, but you cannot get those months back.
- Only looking at rent or mortgage payment. Add utilities, insurance, HOA, Mello-Roos, gas, and reserves before you commit.
- Underestimating traffic. A 12-mile commute on Google Maps can turn into 45 minutes at 0700. Test it at the real time of day.
- Buying without a PCS exit plan. Before you close, ask: Could I rent this later? Would the rent cover the payment? Good military real estate decisions are usually made two moves ahead.
- Choosing a property without checking the school boundary. School boundaries can change block by block. Verify directly with the district before you commit.
- Using a lender who does not know San Diego. Condos, Mello-Roos, solar leases, VA appraisal issues, and PCS timelines all need local experience.
