About Jason Rivera

Vet. Realtor. VA Loan Resource.

Most veterans hear “you earned a VA loan,” but then get handed off without a clear understanding of how the benefit actually works. You deserve better than vague answers. You need someone who can walk you through where your entitlement stands, what zero-down buying power looks like in today’s San Diego market, and how to structure an offer that gives you a real shot without giving away your leverage.

That’s what I do. Since 2018, I’ve helped military families across San Diego County buy, sell, invest, and plan around PCS timelines.

When orders come and it’s time to move, I help you run the real numbers on whether to sell or keep your property as a rental. That decision can be the difference between cashing out once and building long-term wealth over time.

I served 10 years in the Navy as a Radioman aboard submarines. I hold a Master of Science in Engineering Management. As a VVA6 Senior Member of Vetted VA, I’m part of a national network of professionals held to a higher standard of VA loan accuracy.

I serve clients in two capacities: real estate representation in San Diego through Legacy Realty Network, and VA loan origination in California and Idaho through GTG Financial. That means one conversation covers both sides of your transaction.

Why Work With a Vetted VA Professional?

The VA loan is one of the most powerful wealth-building tools available to military families, but it’s also one of the most misunderstood. Too many veterans get outdated advice from professionals who do not work deeply in the VA space. That can cost you money, time, and leverage.

As a VVA6 Senior Member of Vetted VA, I’m part of a national network of real estate and mortgage professionals who are held to a higher standard. We train on current VA policy, discuss real underwriting scenarios, and stay accountable to each other. When I give you guidance, it’s grounded in the actual regulations, not sales talk.

Common Questions

Frequently Asked Questions

What does it mean that you’re a Vetted VA Professional?

Vetted VA is a national network of real estate and mortgage professionals who specialize in VA loans and are held to ongoing education and accountability standards. As a VVA6 Senior Member, I participate in active discussions on VA policy changes, underwriting interpretation, and real-world application of the benefit. It means the guidance I give you is based on current regulations, not assumptions.

I’m PCSing to San Diego. How early should I start?

As early as possible. If you know your orders are coming, reach out now. I can start your entitlement review, walk through your buying power based on BAH and income, and build a search strategy around your report date. Families PCSing to Point Loma, Coronado, Camp Pendleton, Miramar, North Island, and MCRD San Diego all deal with tight timelines. Getting ahead of that makes the difference between a rushed decision and a confident one.

Can a VA offer actually compete in San Diego?

Yes, when it’s structured correctly. The issue is usually not the VA loan itself but how the offer is written. I know how to position VA buyers so listing agents take the offer seriously: clean pre-approval, smart escalation clauses where appropriate, and terms that protect you without scaring sellers. I’ve been doing this in San Diego since 2018.

Do you handle both the real estate and the loan?

I can. I’m a licensed agent through Legacy Realty Network and a licensed Mortgage Loan Originator through GTG Financial. That means one conversation covers your home search and your financing, without the telephone game between your agent and your lender. You decide how much of the process you want me involved in.

I already used my VA loan once. Can I use it again?

In most cases, yes. Many veterans have remaining or restorable entitlement and don’t realize it. I’ll pull your Certificate of Eligibility, review your entitlement status, and walk you through your options, whether that’s a second VA purchase, restoring full entitlement after a sale, or understanding how a prior loan affects your current buying power.

I’m PCSing out of San Diego. Should I sell or rent my house?

It depends on your numbers, and most people guess instead of running them. I’ll walk you through the actual math: what your property would rent for, what your net cash flow looks like after mortgage, taxes, insurance, and management, what your equity position is if you sell now, and how holding the property affects your entitlement and buying power at your next duty station. Sometimes selling is the right call. Sometimes keeping it turns your PCS into a wealth-building move. I’ll help you see both sides clearly so you can decide with confidence.

Can I use my VA loan to invest in real estate?

The VA loan is designed for primary residences, but military life creates natural investment opportunities. When you PCS and keep your San Diego property as a rental, you’ve just started building a portfolio using a benefit most people only use once. I help veterans think beyond the single-purchase mindset and plan each move as a step toward long-term wealth through property ownership.

Ready to Talk?

Whether you’re PCSing in, buying your first home, figuring out whether to sell or rent, or ready to use real estate to build long-term wealth, I’ll give you a straight answer.
